- Visiting the property to take appropriate photographs and prepare full colour letting details
- Marketing the property in our office, local newspaper(s) and online
- Arranging viewings and accompanying viewings where necessary
- Performing full identity checks, credit checks, employment and landlords references for prospective tenants
- Discussing with you the suitability of said tenants
- Arranging an Energy Performance Certificate and Landlords Gas Certificate where required
- Arranging a moving in date
- Collection of the first months rent and security deposit
- Preparation and signing of a six or twelve month Assured Short hold Tenancy Agreement
- Preparation and signing of a full comprehensive written and photographic Inventory and Statement of Condition
- Taking meter readings prior to the tenants occupation and transferring gas, electric, water and council tax accounts to the tenants name
- Handing over the keys to the tenant on the day of entry
- Forwarding to you the first months rent, less any commissions and invoices due, a statement of income and a copy of the Inventory and Tenancy Agreement.
